Greg Gifford - Managing General Partner - Investment Strategy

The founder and Managing General Partner of NuCiti Capital Partners. His primary responsibilities include property acquisition, redevelopment and property financial performance. Greg has spent 27 years in fund management, energy and natural resources, and real estate. 

Greg has over two decades of corporate finance advisory and fund management experience. He has led teams of technical and financial professionals responsible for $1.3 billion in mergers and acquisitions and over $500 million in capital investment. 

Prior to forming NuCiti Capital Partners, he was a Managing General Partner with The G2 Groupe leading the technology and media Investment Banking team with responsibilities in acquisitions and divestitures.

From 2006 to 2012 Gifford was a co-founder and managing partner with G2 Real Estate Capital Advisors which developed an equity investment strategy to generate high yield returns for the fund, Greg assembled the property advisor team to generate new development deals in targeted real estate markets: Focusing on value added investing in mixed-use, new urbanism, condominium, office, retail, and multi-family residential projects.

During this time; G2 Real Estate Capital Advisors established corporate governance, market compliance, and investor relations functions to launch G2 Real Estate Growth Fund, Ltd. as a listed company on the LSE AIM market.

In 2010, Greg formed Renewable Credit Management to provide capital formation and advisory services to institutional Tax Credit acquirers for Investment Tax Credits products generated from commercial grade renewable energy plants. During this time, Greg also placed LIHTC, and Historical Tax Credits to corporate tax credit buyers.

Previous experience includes building the Information Technology Solutions division as a Director of Corporate Development for GE Capital, and Director of Corporate Development for NEC Corporation. Mr. Gifford has founded, developed and sold mobile data communications companies, and energy finance companies. Mr. Gifford earned a Bachelor degree from Texas Tech University and completed the Private Equity and Venture Capital program and the Advanced Management Program at Harvard Business School. 

Jason M. Beck – General Partner – Asset Manager, Entitlements, Operations

Mr. Beck is a General Partner of NuCiti Capital Partners.  He is responsible for asset management and leads NuCiti’s collaboration with its operational partners.

Mr. Beck comes from a family background of residential real estate in both construction and sales, and he has native knowledge of the North Texas market which will be leveraged in NuCiti’s continuous search for new opportunities.

Jason has over eight years of experience managing corporate assets and providing actionable insight to investors and stakeholders.  In his previous role as a US Naval Intelligence Officer, Jason worked in Washington D.C. for an intelligence agency followed by a US Navy helicopter squadron in Japan as part of the US Navy’s Forward Deployed Naval Forces. Mr. Beck’s wealth of leadership and management experience is a great asset to the NuCiti Capital Management team.

Jason received his Bachelors degree from the University of Texas at Austin.

Matthew J. Klages - Partner - Finance and Capital Markets

Matthew J. Klages began his career in the energy industry gaining vast amounts of experience in the structure, finance, and management of a multitude of investments.

In 2002, Mr. Klages founded Monarch Production Corp. with the objective of purchasing undervalued assets throughout the energy sector. Mr. Klages’ duties at Monarch included structuring and managing partnerships between industry associates and financial partners. In addition, Mr. Klages was responsible for the analysis, due diligence, and development associated with all acquisitions and divestitures.

Mr. Klages started Monarch Financial, Inc. utilizing the successful track record in energy related acquisitions to structure, raise, and manage a large institutional fund with some of the most astute institutional investors in the world.

In 2008, Mr. Klages began to utilize his experience in equity structure, capital formation, and managerial experience pre-funding and post-acquisition to assist other companies within a variety of industries. Throughout this process, Mr. Klages was involved in all key decisions pertaining to the equity and financial structure, placement of key management, marketing strategies, and operational efficiencies.

Mr. Klages’ vast experience in the structure, finance, concept to market, sales processes, marketing strategies, management of personnel and assets, and evaluation of acquisitions and divestitures, combined with his breadth of resources throughout financial markets bring significant growth opportunities to NuCiti’s portfolio.

Kosse Maykus – Strategic Advisor
In Memoriam

Kosse Maykus has been building homes and neighborhoods since 1978 when he graduated from Texas Tech University with a Bachelor’s Degree in Accounting.   

He has developed over 45 neighborhoods where he has accumulated the raw land, entitled the zoning and platting, created the land plans, managed the construction of the infrastructure, marketed and sold the completed lots, and then built the bulk of the new homes.  These neighborhood entitlements were achieved in communities with very difficult entitlement and political processes.

Tax Management & Cost Segregation: NuCiti Capital Partners utilizes professional services from industry leaders specializing in cost segregation and innovative tax/energy solutions. Cost Segregation is a bonus depreciation from the asset purchase and capital improvements of the properties. This accelerated depreciation flows back to the developing entity and its partners. Much of the bonus depreciation is realized by the equity owners in year 1 of the investment period.
